We will request documents only after you have completed a mortgage application. Before receiving the requested documents we may ask you to provide us with information that will help us to evaluate your potential application for a mortgage loan. 

The following documents may be requested to obtain new mortgage loan:

  • Past two (2) years W-2 statements

  • Pay Stubs covering the last (30) thirty days

  • Two most recent monthly bank statements

  • Last (2) years tax returns - all pages

  • Identification (drivers license, green card etc.) 

Also, the following documentation is also generally required.

For a refinance:

  • A copy of the last mortgage statement , and most recent tax bill with current homeowners insurance  

For a Purchase:

  • A signed purchase contract

  • Realtor contact information

  • Condo Association contact information. (if applicable)

For a VA Loan:

  • DD Form 214 (Long Form - Number 4)

If you are divorced:

  • A fully executed divorce decree (all pages)

If you are self employed, employed in sales, paid by commission,or own rental real estate:

  • Two (2) years signed personal tax returns - including all schedules

  • If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet

Different programs require varying amounts of documentation. The loan program you select may require more or less documentation.

Here are some of the documents you will typically need for a mortgage application:

  1. Proof of Income: You will need to provide recent pay stubs, W-2 forms, and/or tax returns to verify your income. If you're self-employed, you may need to provide additional documentation, such as profit and loss statements and bank statements.

  2. Employment Verification: Your lender will likely verify your employment with your employer, so you should provide contact information for your current and previous employers.

  3. Proof of Assets: You will need to provide documentation of any assets you plan to use as a down payment or to cover closing costs. This may include bank statements, investment statements, and/or retirement account statements.

  4. Credit Information: You will need to authorize your lender to check your credit report and credit score, and you may need to provide additional documentation to explain any negative items on your report.

  5. Property Information: You will need to provide information about the property you plan to purchase, including the address, purchase price, and details about the property's condition.

  6. Additional Documents: We may require additional documentation depending on your specific situation, such as divorce decrees, bankruptcy filings, or other legal documents.
